The Gulf Coast of Florida has graced us with some incredible sunsets this fall and winter. Any local can tell you that the best time of year on the Gulf Coast is the fall. The weather is perfect with the sun shining and a crisp breeze, the water is still warm enough to swim in, the beaches are serene and less crowded, and the sunsets truly take your breath away. The whispy clouds are painted with hues of yellow, orange, purple, and even pink, and the Gulf of Mexico tends to be a mirrored image of the colored sky. The sunsets are equally as stunning on our lakes. First, the massive sun slowly merges down the horizon line beaming bright, and next, the sky is enhanced with all of the deeply saturated colors. I have never been able to explain why the sunsets are substantially more breathtaking in the fall and winter than any other time of the year, but it simply has to be something in the air! We are starting to face a transition in our real estate market in NW Florida. Our inventory is getting depleted, developers are building again, and we are seeing some appreciation in niche markets. If the property is priced right, it is not lasting on the market and we are even starting to see multiple offers again. A perfect example was a recent foreclosure in Rosemary Beach. WIthin 2 weeks of allowing offers to come in, the listing agent had 24 offers on the table before cutting off the bidding. This home will be sold well above the asking price.
If a new property comes on the market and it is priced extremely competitively, you usually have to jump on it immediately or it is gone. Overall our market seems to be stabilizing and the appraisers seem to think so too. My last 12 appraisals on sales have stated stable market vs. declining market which is a huge step in the right direction. ResortQuest is up approx. 50% over last year in regards to sales absorption which is a huge step in the right direction.
For buyers…NOW is the time to buy before it starts becoming a sellers market again as it feels we have already reached the bottom with signs of positive movement. The rental market this year is also out of control with activity and we continue receiving positive national exposure for our area.
For sellers.. NOW is a great time to put your property on the market due to the increase in activity. You still have to price your properties realistic to the market to sell, but if they are priced right, you have a great potential of selling your property. There is definitely more buyer urgency than in the past. If market accepts the price value of the listing, it usually is not on the market for long.

The local beaches were absolutely beautiful for the 4th of July weekend and were oil free. For those vacationers who did not cancel their vacations to visit our beautiful Emerald Coast, were not disappointed! The vacationers were able to enjoy the beaches with their families as they remembered. So far we have been blessed with very little signs of oil on our beaches locally. Pensacola had quite a bit of oil come on shore, but the part that was not mentioned on the news was the cleaning crews had the beach completely cleaned in 3 days and it was re-opened to the public. I know the oil is a concern for everyone, including myself, but the beaches will be cleaned and we will survive this. There are potential buying opportunities available today that might not ever come again. Take advantage of the moment and find a long term investment that may be your future diamond in the rough. More then a month after oil began pouring into the Gulf of Mexico, Florida continues to dodge the worst of the spill. No oil has washed up on any Florida beach, and the Florida Department of Environmental Protection predicts that no oil will wash up in the next 3 days.
BP has provided Florida with over $10 million in grant money to be used for things like buying more boom to protect the beaches and promote tourism in Florida. BP has also teamed up with volunteer.org to create a volunteer database. The two relief drilling rigs are ahead of schedule towards permanently stopping the oil leak.
