It’s that time of year again when the Emerald Coast plays host to the annual migrating flocks of Snowbirds! Yes, those lucky folks who have perfected not only how to survive winter, but how to live it to the fullest along our Gulf coast of Northwest Florida. These snowbirds bring a plethora of life to our coastal economy after the seasonal tourists have all gone home. They not only keep our rental properties booked, but also boost sales among our local restaurants, retail shops, golf resorts, and entertainment establishments. So “welcome” snowbirds! There are snowbird clubs all along our Emerald Coast that offer something for everyone! These clubs are the go-to places for fellowship and valuable information about the area. Destin also has a snowbird club of over 2,000 members which offers a more extensive list of activities to include everything from basketball, billiards and bowling, to computer clubs, crafts and cruises, to casino trips, cards and quilting, to dances, dinners, golf and more. We are starting to face a transition in our real estate market in NW Florida. Our inventory is getting depleted, developers are building again, and we are seeing some appreciation in niche markets. If the property is priced right, it is not lasting on the market and we are even starting to see multiple offers again. A perfect example was a recent foreclosure in Rosemary Beach. WIthin 2 weeks of allowing offers to come in, the listing agent had 24 offers on the table before cutting off the bidding. This home will be sold well above the asking price.
If a new property comes on the market and it is priced extremely competitively, you usually have to jump on it immediately or it is gone. Overall our market seems to be stabilizing and the appraisers seem to think so too. My last 12 appraisals on sales have stated stable market vs. declining market which is a huge step in the right direction. ResortQuest is up approx. 50% over last year in regards to sales absorption which is a huge step in the right direction.
For buyers…NOW is the time to buy before it starts becoming a sellers market again as it feels we have already reached the bottom with signs of positive movement. The rental market this year is also out of control with activity and we continue receiving positive national exposure for our area.
For sellers.. NOW is a great time to put your property on the market due to the increase in activity. You still have to price your properties realistic to the market to sell, but if they are priced right, you have a great potential of selling your property. There is definitely more buyer urgency than in the past. If market accepts the price value of the listing, it usually is not on the market for long.

Realtor.com reports US home listings drop 21% from year ago

The total number of homes listed for sale on Realtor.com fell by 3.5 percent from September to October, to 2.12 million — the fifth consecutive monthly decline, the company said.
Inventories of homes listed for sale on Realtor.com were down nearly 21 percent in October from a year ago, with 135 of 146 markets tracked posting double-digit annual percentage declines.
Lower inventories, combined with generally stable list prices, can be seen as a positive sign that the overall housing market is holding its own, Realtor.com said in summarizing statistics pulled from its databases.
But housing markets remain fragile, particularly those with high unemployment rates and large numbers of seriously delinquent borrowers, the company said.
Analyzing a combination of factors, including unemployment rates and annual changes in median list price, median age of inventory, total listings, and Realtor.com search rank, Realtor.com compiled a top 10 list of “Turnaround Towns.”
