Palazzo – 2018 Mid-Year in Review

Area Sales Activity Increases in 2018 

During the first half of 2018, 25% more Panama City Beach condos were sold compared to the first half of 2017. The average sales price and price per square foot increased 10% and the units were on the market 65 days less. 

This year, there have been three units sold at Palazzo, a 1-br, a 2-br and a 3-br unit. In 2017, there were two 3-br units sold. The average price and price per square foot are lower this year, due to the 1-br unit selling at a low price per square foot. 

However, the average price per sq ft for the two remaining sold units is $382 – $28 more per square foot than in 2017! It’s a great year to find out what your unit is valued at.

Area Sales Volume Increases in 2018 

During the first half of 2018, the local real estate market has been very active. Blue Gulf Resort properties sold from January to June of 2018 had a 14% increase in price per square foot – $33 more – and a slight increase in average sales price compared to the first half of 2017.

Miramar Beach condos sales volume increased 41% during the first half of 2018 compared to the 2017. Average price increased 21% and price per square foot increased 5%. 

Units sold during the first half of 2018 at Tides showed a steady market, with a slight reduction in price per square foot. 

There have been several Beach Manor units sold this year. Most of them were Gulf front units, causing the price per square foot and average price to increase dramatically. The non-Gulf front units sold at a comparable price to 2017.
