It’s that time of year again when the Emerald Coast plays host to the annual migrating flocks of Snowbirds! Yes, those lucky folks who have perfected not only how to survive winter, but how to live it to the fullest along our Gulf coast of Northwest Florida. These snowbirds bring a plethora of life to our coastal economy after the seasonal tourists have all gone home. They not only keep our rental properties booked, but also boost sales among our local restaurants, retail shops, golf resorts, and entertainment establishments. So “welcome” snowbirds! There are snowbird clubs all along our Emerald Coast that offer something for everyone! These clubs are the go-to places for fellowship and valuable information about the area. Destin also has a snowbird club of over 2,000 members which offers a more extensive list of activities to include everything from basketball, billiards and bowling, to computer clubs, crafts and cruises, to casino trips, cards and quilting, to dances, dinners, golf and more. The Nathan Abbott Team was honored to be a drop off location for The Emerald Coast Toys for Tots again this year. The outpouring of toys from our friends, neighbors, clients and business associates was astounding! We collected toys at our office in Miramar Beach and last week at an open house we hosted at one of our listings, a beautiful waterfront estate at 1780 Driftwood Point Road in Santa Rosa Beach. Since 2003, the Emerald Coast Association of Realtors, under the coordination of Ashley Botelho, has partnered with the Marine Corps League Detachment 915 and U.S. Marine Corp Toys for Tots program. Already to date, 10,215 children in Okaloosa and Walton counties alone will be receiving a toy this Christmas, who might not otherwise.

When considering selling your home, the first gems of advice are to de-clutter, de-personalize, and to stage your home. But what does that mean?
First off, hiring an experienced real estate agent who is an expert in preparing a home for market both aesthetically as well as financially is key. A good realtor will explain the need to de-clutter and de-personalize by packing away the majority of your knick knacks along with your personal family photos. When potential buyers walk into your home, they need to see somewhat of a blank canvas. That way, they can visualize their own décor and family photos on the walls. They need to see a minimal amount of your furniture in each room so they can visualize their own furniture in place. The more potential buyers can see themselves settled into your home – the more apt they are to make an offer! Sometimes if your furniture is “tired-looking,” it would be best to place those pieces in storage along with any other boxes you have packed. Leave every room, basement, and garage free of clutter. What does it mean to stage your home? A good realtor will explain the importance of walking into your home and viewing it through a potential buyer’s eyes. Your realtor should give you expert advice on what needs to go and what should stay before placing your home on the market. Maybe bring in a few fresh pieces such as a vase of fresh flowers or a few new pillows for the couch. Maybe the walls could use a fresh coat of a neutral color of paint. And most importantly, clean, clean, clean. Repair any leaking faucet; make sure all the light bulbs are working. Wax the woodwork and polish the floors. Make your home sparkle. Don’t forget the outside of your home. Take care of any chipped paint, weeds, and untrimmed trees and shrubs. Make sure your home has great curb appeal. Potential buyers want to see that your home has been well taken care of inside and out.
